Making home improvements not only makes your home more enjoyable to live in but can also increase its overall value.  Some of these improvements will increase the value of your home, and some can actually make selling more difficult.  When making decisions what to do, it’s helpful to know why you’re making the improvements in the first place. If you plan to stay and it’s all about your comfort, fantastic! But if the goal is simply to add value: here are a few tips.

Projects With the Highest Resale Value

Updated homes frequently sell faster. Here’s the list of highest resale upgrades:

1. Kitchens – people want modern conveniences and style
2. Bathrooms – modernizing results in good returns
3. Outdoor improvements – first impressions happen quickly
4. Roofs and windows – buyers expect these to be in good condition

Projects that are more personal

Updates that are of a personal nature are less likely to have a positive affect on resale value.  Here is the list of top projects that may impact resale value negatively:

1. Luxury upgrades – mid-range upgrades have a better return
2. Rooms that do not fit with the floor plan – converting a patio to a sun room can deter potential buyers
3. Garage conversions – buyers like garages

Divisions, Fees, Rules: 3.0, 3.5, 4.0, 4.5, Men’s Open, Women’s Round Robin, Junior Event Saturday. Adults $35 Junior $15.
Hi-Altitude Ball, Eye Protection required. Par11 Scoring

Hospitality & Favors: Regular entrants will receive a tournament t-shirt. Snacks, fruit and energy drinks provided throughout the tournament. Discount meals available at the LTF Cafe. Trophies provided to champions.

Schedule: Play begins Saturday morning and will conclude on Sunday. Each Singles draw will have a consolation draw. First match time and brackets will be available Friday morning and will be e-mailed and posted.

Flexibility: While being a fully competitive tournament for all levels, we are focusing also on players with families that find it hard to play weekend tournaments. The family friendly environment and flexibility in scheduling matches should enable this. This being said, if you plan on being competitive, you must be available at some point each day.
